Last week, the project recently took a step closer to reality when the Miami Twp. Zoning Commission on Dec. 9 approved a final development plan submitted by RDS DBRE LLC for a small building with drive-thru lanes, parking and landscaping.
Dutch Bros’ menu centers on customizable coffee drinks (hot, iced or blended), energy drinks called Rebels, and a variety of teas, lemonades, shakes and smoothies.
It also offers seasonal specialties and light snacks such as muffin tops and cookies.
The Miami Twp. project intends to create two new outlots on an existing Meijer planned unit development, according to the plan. One lot, a 0.74 acre property, will be developed as a Dutch Bros quick-serve coffee shop where customers can either order in the drive-thru or place orders ahead of time, park in the lot and pick up their order at the counter.
According to the plan, the other 0.67 acre lot will be developed in the future and will go through the planning process with Miami Twp. when ready.
The plan is slated to go before Miami Twp. Board of Trustees at its regularly scheduled Jan. 6, 2026, meeting.
If approved, “construction is anticipated to start mid to late spring and will be finished before the end of summer,” according to the plan.
The coffee chain, which was founded in an espresso pushcart in Grants Pass, Oregon, in 1992 by brothers Dane and Travis Boersma, has expanded to 1,081 locations across 24 states as of the end of September, according to the Dutch Bros.
It describes itself as one of the fastest-growing brands in the quick-service beverage industry.
Dutch Bros’ first Miami Valley store opened in September at 7922 N. Dixie Drive in Butler Twp.
The coffee chain is planning to build its second area location at 220 E. Dayton-Yellow Springs Road in Fairborn
Dutch Bros is planning a location at 1141 Brown St., Dayton, near the University of Dayton campus, but an official opening date is yet to be announced.
